2. The Planning Challenge

4. Chequered Flag Land Promotion agreement
Under a Chequered Flag Land promotion agreement we promote the land and apply for local plan allocation for development at our cost and risk to enhance the value of the land and market the land to achieve the best enhanced value.
In some cases at the earliest stages of the Planning process we will complete our initial work subject to an Exclusivity Agreement.
Co-operation between Chequered Flag Land and the landowner in an attempt to maximise value is at the heart of the agreement.
5. What does Chequered Flag Land do?
We consider the landowner’s aspirations and look carefully at the contribution the land could make to local needs, assemble and pay for a team of professionals such as Architects, Engineers, and Planning Consultants, create a vision and apply for a local plan allocation to promote the land for development.
In the process we will engage with the Local Planning Authority and test the market to ensure that the development proposed meets local needs and has a realistic prospect of completion as well as marketing the land to maximise its value.
6. Increasing land value
A Planning Gain may as a result of a successful promotion dramatically increase the value of your land.
7. Timetable
The Planning Application process is surprisingly time consuming and lengthy. The length varies according to the land use proposed, the local, regional and national needs and is likely to take between 3 and 10 years.
8. What does Chequered Flag Land receive?
On a successful promotion we receive the project costs and an agreed percentage of the proceeds of sale.
9. Landowner's investment
Nothing. We will pay the landowner’s professional costs, subject to a cap, designed to cover all the reasonable costs involved.
